How do I switch from my current accountant?

Do I have to change accounting software?

No. We work with what you already use, and plenty of hosts come to us with a spreadsheet of payouts and a folder of receipts. If you do want to move to Xero, we migrate you free as part of switching and set the bookkeeping up so payouts reconcile themselves.

Do I need to register for VAT on my Airbnb income?

Short term letting is standard rated for VAT, unlike long residential lets, so takings count towards the registration threshold. A second busy property can take a host over it without them noticing. We watch the rolling figure for you and tell you before it becomes a registration you have missed.
